NOTICE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure, May 4, 2026, and entered in Case No. 16-2025-CA-005817, of the Circuit Court of the 4th Judicial Circuit in and for Duval County, Florida, wherein CARRINGTON MORTGAGE SERVICES, LLC is the Plaintiff UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES, OR OTHER CLAIMANTS CLAIMING BY, THROUGH, UNDER, OR AGAINST THE ESTATE OF CATHERINE L. IVESTER, et al. is the Defendant. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at

Lot 21 Pleasant Plains (Unrecorded Subdivision) being a part of the Antelm Gay Grant, Section 40, Township 2 South, Range 28 East, Duval County, Florida, being more particularly described as follows: For a Point of Reference Commence at the intersection of the Easterly right of way line of MT. Pleasant Road (an 80 foot right of way as now established) with the line dividing Township 1 South from Township 2 South; thence South 19 degrees 53 minutes 20 seconds East, along aforesaid Easterly right of way line of Mt. Pleasant Road, a distance of 1195.50 feet; thence North 82 degrees 02 minutes 20 seconds East, a distance of 225.10 feet to the Point of Beginning; thence South 19 degrees 53 minutes 44 seconds East, a distance of 110.00 feet; thence South 83 degrees 48 minutes 55 seconds East, a distance of 280.90 feet to a point on a curve concave Southerly, having a radius of 50.00 feet (said point being on the right of way of a cul-de-sac known as Hunterwood Court); thence Northeasterly along the arc of said curve, a chord bearing of North 63 degrees 05 minutes 55 seconds East, a chord distance of 47.94 feet; and an arc distance of 50.00 feet; thence North 49 degrees 07 minutes 01 seconds West, a distance of 213.45 feet; thence South 82 degrees 02 minutes 20 seconds West, a distance of 200.00 feet to the Point of Beginning.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
