NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated April 6 2026 entered in Case No. COWE-25-059321 (82) in the County Court in and for Broward County, Florida wherein LAS VERDES CONDOMINIUM ASSOCIATION, INC. is Plaintiff and Arturo Ivan Sanchez, is the Defendant, I will sell to the highest and best bidder for cash at 10:00 a.m. on MAY 15, 2026, at www.broward.realforeclose.com, the Clerks website for on-line auctions after first given notice as required by Section 45.031, Florida Statutes, the following described property as set forth in the Final Judgment, to wit:
UNIT NO. 204, BUILDING 2, OF LAS VERDES, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM RECORDED IN O.R. BOOK 17792, PAGE 453, AND ALL EXHIBITS AND AMENDMENTS THEREOF, PUBLIC RECORDS OF BROWARD COUNTY, FLORIDA A/K/A 502 SW 158 TERRACE, UNIT 204, PEMBROKE PINES, FL 33027
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
