NOTICE OF SALE IS HEREBY GIVEN pursuant to the Uniform Final Judgment of Foreclosure entered on January 21, 2026 in Case No. 16-2025-CA-003063 of the Circuit Court of the Fourth Judicial Circuit, in and for Duval County, Florida, wherein TH MSR HOLDINGS LLC is Plaintiff, and STAVRI LUPE, ARJOLA LUPE, and MONTREUX AT DEERWOOD LAKE CONDOMINIUM ASSOCIATION are Defendants, the Office of Jody Phillips, Duval County Clerk of the Court, will sell to the highest and best bidder for cash beginning at 11:00 A.M. on-line at

on the 12th day of March 2026 in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
UNIT NO. 221, MONTREUX AT DEERWOOD LAKE, A CONDOMINIUM ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF RECORDED IN OFFICIAL RECORDS BOOK 12536, PAGE 871, OF THE CURRENT PUBLIC RECORDS OF DUVAL COUNTY, FLORIDA, AND ALL AMENDMENTS THERETO, TOGETHER WITH ITS UNDIVIDED SHARE IN THE COMMON ELEMENTS.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property oner as of the date of the lis pendens, must file a claim in accordance with Florida Statutes, Section 45.031.
