Notice is Given that pursuant to a Final Judgment of Foreclosure filed February 20, 2026, in Case No. 2025-CA-0000221-AXXX-01, of the Circuit Court of the 5th Judicial Circuit in and for Lake County, Florida, in which SUNSET LAKES AT EMPIRE ROAD COMMUNITY ASSOCIATION, INC., is the Plaintiff and MICHAEL SIMON JR., AND UNKNOWN TENANT are the Defendant(s), I will sell to the highest and best bidder for cash on the First Floor, Main Lobby, Lake County Courthouse, 550 West Main Street, Tavares, FL at 11:00 a.m. on April 7, 2026, the following described property as set forth in said Final Judgment, to wit:
Lot 12, SUNSET LAKES, according to the plat thereof, as recorded in Plat Book 80, Page 36, of the Public Records of Lake County Florida and all amendments thereto.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNERS AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
