VILLAGE OF NEW HEMPSTEAD ZONING BOARD OF APPEALS PUBLIC HEARING NOTICE PLEASE TAKE NOTICE that the Zoning Board of Appeals of the Village of New Hempstead will hold a public hearing on May 6, 2026 at 7:30 p.m., at New Hempstead Village Hall, 108 Old Schoolhouse Road, New City, NY 10956, to consider the application of Yaakov Silberman, 35-37 Hempstead Road, New Hempstead NY 10977 (“Applicant(s)”). The Applicant(s), for/as to the subject Property, is/are seeking approval for Sketch Plat Approval - The Application consisting of the re-subdivision of the existing 2 lots into 4 lots, this to permit the construction of a two-family side by side dwellings on each lot (“PB Application”). As part of such PB Application, the Applicant has applied to and is seeking from the Board the following variances from Section(s) 290-37 of the Zoning Law of the Village of New Hempstead (“ZBA Application”) from current site conditions as follows (“Variances”): A. Lot Area: A minimum Lot Area of 20,000 square feet is required. (i) Lot 1 has a Gross Lot Area of 20,076 square feet and a Net Lot Area of 19,388 square feet. (ii) Lot 2 has a Gross Lot Area of 20,008 square feet and a Net Lot Area of 18,759 square feet. (iii) Lot 3 has a Gross Lot Area of 20,006 square feet and a Net Lot Area of 19,151 square feet. (iv) Lot 4 has a Gross Lot Area of 20,012 square feet and a Net Lot Area of 19,853 square feet. B. Lot Width: A minimum Lot Width of 125 feet is required. (i) Lot 2 has a Lot Width of 88 feet. (ii) Lot 3 has a Lot Width of 57 feet. (iii) Lot 4 has a Lot Width of 120 feet. The subject property(ies), commonly known as 35 Hempstead Road (Designated on the Ramapo Tax Map as: Section - 50.10; Lot -1; Block - 21) and 37 Hempstead Road (Designated on the Ramapo Tax Map as: Section - 50.10; Lot -1; Block - 20) (“Property(ies)”). The Properties are located on the West side of Hempstead Road, 200 +/- feet of North of Faist Drive. The properties are each in a 2R-15 Zoning District. Copies of the aforesaid Application(s) is/are on file at the Village Clerk’s office, 108 Old Schoolhouse Road, New City, NY 10956 and may be viewed during normal business hours, 9:00 a.m. to 4:00 p.m., Monday to Friday, except holidays. As to the proposed Application(s), all interested persons will have an opportunity to be heard during the corresponding public hearing.
