VILLAGE OF NEW HEMPSTEAD ZONING BOARD OF APPEALS PUBLIC HEARING NOTICE PLEASE TAKE NOTICE that the Zoning Board of Appeals of the Village of New Hempstead will hold a public hearing on May 6, 2026 at 7:30 p.m., at New Hempstead Village Hall, 108 Old Schoolhouse Road, New City, NY 10956, to consider the application of Yehoshua Hershkovitz/Bais Yehuda, Inc. [710 Union Road New Hempstead Campus], 14 Maple Terrace, Monsey NY 10952. The Applicant(s) is/are seeking site plan approval to permit the construction, maintenance and use of a proposed stand-alone 11,830 square foot two story school building, the same as an addition to the existing 2 story school building (“PB Application”). As part of such PB Application, the Applicant has applied to and is seeking from the Board the following variances from Section(s) 290-37 of the Zoning Law of the Village of New Hempstead (“ZBA Application”) from current site conditions as follows (“Variances”): (i) Requesting a maximum building coverage (S.F./FAR) of 22,846/0.23 instead of the 3,500/0.10 required; and, (ii) Requesting a maximum impervious surface of 0.44 instead of the 0.20 required. THE SUBJECT PROPERTY, CURRENTLY AND COMMONLY KNOWN AS 710 UNIION ROAD, NEW HEMPSTEAD NY, IS LOCATED ON THE EAST SIDE OF UNION ROAD, OPPOSITE IVY LANE, 350 FEET SOUTH OF BRICK CHURCH ROAD. THE PROPERTY IS CURRENTLY DESIGNATED ON THE TOWN OF RAMAPO TAX MAP AS SECTION 42.17, BLOCK 1, LOT 95, IN A 1R-40 ZONING DISTRICT/SPECIAL USE PERMIT GRANTED - SCHOOL. Copies of the aforesaid Application is on file at the Village Clerk’s office, 108 Old Schoolhouse Road, New City, NY 10956 and may be viewed during normal business hours, 9:00 am 4:00 p.m., Monday -Friday, except Holidays. As to the proposed Application, all interested persons will have an opportunity to be heard during the corresponding public hearing.
