The following applications have been filed with the City of Findlay Board of Zoning Appeals:Tabled from April 9, 2026*
BZA-10-2026-66843, filed by Mary Jo Beddows, requesting a variance from Section 1161.01.1(D)(2) of the City of Findlay Zoning Ordinance to allow an accessory structure (shed) constructed at 0 feet from the rear property line at 314 7th Street, where the Zoning Ordinance requires a minimum setback of 5 feet from the rear property line.
BZA-20-2026-66921, filed by Findlay First Church of the Nazarene, requesting variances from Sections 1161.12.12(4), 1161.12.12(5), and 1161.12.12(6) of the City of Findlay Zoning Ordinance to permit the installation of an electronic message center (EMC) at 2501 Broad Avenue, replacing an existing EMC on a nonconforming sign within the Office/Institution (O-1) zoning district, where the Zoning Ordinance does not permit EMCs in the O-1 district, requires EMCs to be located at least 300 feet from residentially zoned property, and limits EMC area to a maximum of 25 percent of the allowable sign area.
BZA-21-2026-66943, filed by Roger Rettig, requesting variances from Section 1161.03(B)(1) of the City of Findlay Zoning Ordinance to permit an accessory structure (shed) at 1820 Morrical Boulevard that will result in a total of 1,308 square feet of detached accessory structure area and a height of 21 feet, where the Zoning Ordinance limits the total area of detached accessory structures to 900 square feet and the maximum height to 18 feet.
BZA-22-2026-66971, filed by Mark Peterson, requesting a variance from Section 1161.12.8(B)(1) of the City of Findlay Zoning Ordinance to permit a fence at 634 E. Foulke Avenue that will replace a nonconforming fence and not meet current standards, where the Zoning Ordinance limits fences in the location of the constructed fence to a maximum height of 4 feet and requires at least 50 percent openness.
BZA-23-2026-66987, filed by Mardic Investments, Inc., requesting a variance from Section 1161.12.15(B) of the City of Findlay Zoning Ordinance to allow a second construction sign at 151 Stevens Lane to be placed along Interstate 75, where the Zoning Ordinance permits only one construction sign per site.
BZA-24-2026-67019, filed by Brew Team Ohio, LLC, requesting a variance from Section 1135.04(B)(1) of the City of Findlay Zoning Ordinance to permit the construction of a new commercial building with a 9.32-foot side yard setback at 1944 Tiffin Avenue, where the Zoning Ordinance requires a minimum setback of 15 feet from the side property line.
BZA-25-2026-67020, filed by Brew Team Ohio, LLC, requesting a variance from Section 1161.11.4(e)(3) of the City of Findlay Zoning Ordinance to allow required parking for a new commercial building to be located off-site at 1944 Tiffin Avenue, where the Zoning Ordinance requires a minimum of four on-site parking spaces.
BZA-26-2026-67023, filed by Hancock Property Foundation, requesting variances from Sections 1161.03(B) and 1161.03(C) of the City of Findlay Zoning Ordinance to permit a fence at 1800 N Blanchard Street that will be 8 feet in height, constructed of chain-link, and located in the front yard, where the Zoning Ordinance limits fences in the location of the constructed fence to a maximum height of 4 feet, requires at least 50 percent openness, and does not permit chain-link fencing within the required front yard.
A public hearing to consider these requests will be held by the Board of Zoning Appeals at 6:00 p.m. on Thursday, May 14, 2026, in the Council Chambers, Room 114, Municipal Building, Findlay, Ohio. At that time, you may appear in person, by agent, or through an attorney to present arguments for or against the applications.
If the hearing cannot be held on that date due to lack of quorum, or if no formal action is taken, the meeting will be rescheduled to Thursday, May 21, 2026, at 6:00 p.m. in the same location.
