NOTICE OF QUASI-JUDICIAL PUBLIC HEARING
The Sumter County Planning Zoning Special Master will hold a public hearing on February 16, 2026, at 5:00 P.M at The Everglades Recreation Center 5497 Marsh Bend Trail, The Villages, FL 32163 to consider the following application:

Begin at the NE corner of NW 1/4, run N. 895540W. 669.50 feet, S. 142730E feet for P.O.B., continue S. 142730 E. 603.55 feet, N. 753230E. 420 feet, N. 142730 W. 603.46 feet, S. 753230 W. 420 feet to the P.O.B LESS the Southerly 210 feet thereof. Lying and being in Section 12, Township 20 South, Range 22 East, Sumter County, Florida.
Requested Action: Rezoning on 1 acre MOL from Rural Residential Minimum One Acre with Optional Housing (RR1) to Neighborhood Commercial (CN).
The recommendation of the Planning and Zoning Special Master will be presented to the Board of Sumter County Commissioners at a Public Hearing on March 10, 2026, at 6:00 PM at the Everglades Recreation Center 5497 Marsh Bend Trail, The Villages, FL 32163.
The proposed change may be inspected by the public at the Planning and Floodplain Division, The Villages Sumter County Service Center, 7375 Powell Rd, Wildwood between the hours of 8:00 A.M. and 4:00 P.M. weekdays.

Pursuant to the provisions of Chapter 286, Florida Statutes, if a person decides to appeal any action taken by an above named Board respect to any matter considered during any meeting of such Board, he or she will need a record of the proceedings and that, for such purposes, he or she may need to ensure a verbatim record of the proceedings is made, which record may include the testimony and evidence upon which the appeal is based.
Only those persons receiving mailed notice in accordance with the requirements of Sec 13-314 of the Sumter County Land Development Code shall be qualified as affected persons for the purpose of examining witnesses during the noted hearings.
